A Vision for Sustainable Growth and Wellbeing: Development of a dilapidated site into an office headquarters and wellness centre.

Our client approached us with a brief to develop a concept for a new office headquarters that would not only support their expanding operations, but also reflect a commitment to employee wellbeing through the integration of a wellness centre and gym facility.

The land previously formed part of a large country house and former school, which remains a Grade II listed heritage
asset.

While the designated curtilage does not formally extend into the proposed development area, our design approach was rooted in sensitivity to the site's historic context and landscape.

Office

Our initial site assessment included a comprehensive review of local planning policy and market trends to evaluate viable future uses for the land. The site presents a series of distinct zones, and our masterplan ensures each area is assigned a clear, purposeful function—an essential step toward long-term viability and regeneration.

At the heart of the proposal is a sustainably designed office building, underpinned by Passivhaus principles. This facility will enable our client to grow their operations while also acting as the administrative hub for the wider development.

The proposed wellness centre seeks to replace existing dilapidated outbuildings and will provide on-site support for employee health and wellbeing, aligning with the client’s holistic vision for a balanced and forward-thinking workplace.
