Three independent duplex apartments, with one pulled forward to break up volume

Inset penthouses above set back from the primary facade to aid in reducing visual impact. OCR Architecture were very pleased to be contacted by previous clients, asking if we would like to help them deliver a bespoke residential scheme in Croyde. A scheme had obtained planning on the site previously but this design was felt to be technically un-deliverable and did not acknowledge the commercial pressures of the market.

OCR Architecture took the initial scheme and successfully negotiated the revised project with the planning team to obtain a swift planning approval.

Three duplex apartments are arranged around fully glazed double height facades angled towards the seaward views. The double height spaces link the open plan living areas with the master bedroom and gallery, with access to the private balconies at first floor. To the rear of these spaces, well proportioned rooms are organised around a feature staircase which maximises views and minimises corridors.

The bathrooms have been organised to create bright, light spaces with shared services to improve buildability and reduce development budgets, with the underfloor heating and air source heating all being routed through the shared service risers. Consideration is being given to utilising off-site development for the toilet pods to focus on quality and delivery.

Above the three duplex units, two penthouses are set back creating a large terrace area that wraps around the entire unit, making the most of the views. The penthouses are designed to enable the glazed facade to be pulled back at the corners to create unbroken views of the dunes and sea.

The project looks to incorporate a fabric first environmental approach ensuring that the thermal performance and air tightness of the scheme is well above building regulations compliance. This, combined with photovoltaics (PV), air source heat pumps, electric car charging points, locally sourced materials and a biodiverse landscaping approach forms part of the ambitious sustainable credentials of the project.
