OCR Architecture are pleased to be able to support a private developer in producing a scheme which received unanimous support from the local Derbyshire Dales Planning Authority in reinvigorating and under use corner of a commercial site in Ashbourne Derbyshire.
The 10 unit scheme focused around forming the corner of the urban grain, included a combination of flats and townhouses reflecting the established need in the local area.
Initially the developers approached OCR Architecture to see if we would be able to undertake an appraisal of the site to asses if a scheme for the site was possible. After initial massing studies tested options which were felt to provide suitable GDV this then enabled the developers to enter into an option agreement on the site with the current owners in confidence.
OCR Architecture are able to structure our fees to enable developers to de- risk the early phases of the process which we realise can help with project financing.
The team are well versed in developing rapid prototype’s for sites to help assess GDV whilst ensuring compliance with local planning policy and producing a design suitable for either urban or rural locations.
